Tinaglia Architects, Inc. is an energetic and creative architectural firm that has been providing architectural and design services to clients in the greater Chicagoland area for over thirty years.

The practice has been located in Arlington Heights during a period of tremendous suburban growth. Although most of our current work is in the Chicago area, we have provided A/E services throughout the Midwest.

Now gaining a national reputation, Tinaglia Architects, Inc. has completed many projects, including restaurants, hotels, religious facilities, financial institutions, senior and institutional buildings, as well as single and multi-family housing.

5: Bidding and Negotiation

The project is put out to tender, where contractors submit proposals. The architect may assist in evaluating bids and negotiating terms to ensure quality and cost control.

6: Construction Administration:

During construction, the architect oversees progress to ensure it aligns with the design intent. Site visits, change orders, and contractor coordination are managed in this phase.

7: Post-Construction
(Close-Out)

After completion, the architect conducts final inspections, ensures all documentation is complete, and assists in resolving any remaining issues. Occupancy is granted, and the building is handed over to the client.

1: Pre-Design

This initial phase focuses on understanding the client’s needs, budget, site conditions, and project goals. It involves research, feasibility studies, and the development of a design brief.

2: Schematic Design

Architects begin to translate the design brief into sketches and conceptual layouts. This stage focuses on spatial relationships, basic form, and overall design intent. Initial cost estimates may also be developed.

2: Design Development

The concept is refined with more detailed drawings, material selections, and structural systems. Coordination with engineers and consultants is required to integrate all building systems.

4: Construction Documents

Detailed drawings and specifications are created to guide the construction team. These documents are used to apply for permits, solicit bids, and construct the building accurately.
